How is the income statement generated?
If you manage rentals and need a fast and easy way to check on your business operations, Apartments.com Reports give you insights into your payments, expenses, income, and overdue units.
The Income Statement report calculates your net income for a period based on your Payments and Expenses in Apartments.com.
Here's how the Income Statement Report works:
If you're using Apartments.com Payments and Expenses, you can calculate your total net income (income minus expenses).
To run your report:
- Select one or all of your properties on Apartments.com, and choose a date range or tax year.
- Click 'Create'.
- We'll return any Payments and Expenses that are on Apartments.com for your selected property or properties and date range.
Reading your report:
- At the top, you'll see your Total Net Income, Total Gross Income, and Total Expenses (if you have them in Apartments.com).
- You'll also see a detailed breakdown of your individual Payment and Expenses, the amount, the date, and who paid or who you paid.
- You can download the report into an Excel file (XLSX) if you'd like to work in a spreadsheet or share that information with others. This is also a good way to add any payments and expenses missing from Apartments.com. The spreadsheet includes the calculations, so any additions you make to the spreadsheet will automatically update the Income, Expenses, and Total Net Income.
Note: Any payments received as "Deposits" through Payments will be excluded from the Income Statement report.
Not seeing results?
This report uses the info you've added to Apartments.com about your Payments or Expenses. In other words, it'll only be helpful if you're using Apartments.com Payment and Expenses features and all your Payments and Expenses are up-to-date.

Is something missing?
- Double-check your payments and/or expenses added to Apartments.com.
- If you're collecting payments through Apartments.com, but your renter paid outside of Apartments.com that month (check, cash, etc.), you can record that in Apartments.com as an Offline Payment.
- You can also download the report into an Excel version to add those details manually.
