How do I syndicate fees to Apartments.com using AppFolio?

Adding a required fee

  1. Navigate to the AppFolio portal and log in to your account.
  2. Navigate to the property where you want to add fees.
  3. Select Manage Required Fees under the Marketing Tasks menu in the right navigation.

The Required Fees page appears.

Adding a one-time fee

Note: Pet Fees are considered situational and will always be optional. Pet Fee types cannot be set as 'Required'.

  1. Locate the One Times Fees section on the Required Fees page.
  2. Select the + Add One Time Fee button.

A pop-up appears.

  1. Enter your one-time fee information.
    1. Fee Type - Searchable dropdown list of common fee types that are accepted on most Internet Listing Sites
    2. GL Account - List of GL accounts that were previously set up within the database.
    3. Amount - Price of the fee.
    4. Fee Timing - Timing of when the future resident will be expected to pay the fee.
    5. Refundable - Indicates whether the fee is refundable or not.
    6. Requirement Type - Indicates whether the fee is required or optional.

  1. After all the fields have been configured, select Save. Your one-time fee will be added to your fees table and included in vacancy marketing syndication.

Adding a recurring fee

  1. Locate the Recurring Fees section on the Required Fees page.
  2. Select the + Add Recurring Fee button.

A pop-up appears.

  1. Enter your recurring fee information.
    1. Fee Type - Searchable dropdown list of common fee types that are accepted on most Internet Listing Sites
    2. GL Account - List of GL accounts that were previously set up within the database.
    3. Amount - Price of the fee.
    4. Frequency - How often the resident will be responsible for paying the fee.
    5. Refundable - Indicates whether the fee is refundable or not.
    6. Requirement Type - Indicates whether the fee is required or optional.

  1. After all the fields have been configured, select Save. Your one-time fee will be added to your fees table and included in vacancy marketing syndication.

Note: After all fees have been added to your single-family property, the Total Monthly Price (Base Rent + Required Monthly Fees) will be displayed in the field on the Property page under Rental Information to easily understand the total price a future resident will pay monthly.

Finishing syndication

Contact feeds@apartments.com and include an excel spreadsheet with property names and full addresses of the properties where you would like to enable fee syndication.

Note: Alternatively, Apartments.com can enable fee transparency for your entire portfolio within 24 to 48 hours.

After your AppFolio fees are syndicated, any fees manually entered in Customer Portal will be removed and syndicated fees will populate your Fees & Policies page.

Important: To make changes to your fees moving forward, you will need to edit them in AppFolio directly.
