How do I provide my fee data and comply with price transparency laws?

Overview

The following instructions walk through providing fee data and configuring Standard Lease Term for Advertised Rent. This ensures that your listings are compliant with emerging price transparency laws in the following states:

  • Massachusetts - effective Sep 2nd
  • Connecticut - effective Oct 1st
  • Nevada - effective Oct 1st
  • Colorado - effective Jan 1st, 2026

Note: Laws governing price transparency have also been passed in Minnesota. Apartments.com changes for Minnesota properties will go into effect in September.

Provide your fee data

There are two distinct ways you can provide your fee data to Apartments.com.

Important: After you have provided your fee data, you must set your Standard Lease Term for Advertised Rent.

Refer to the sections below for more information on each method.

Syndicate fees using a feed

Note: Contact feeds@apartments.com if you need assistance with syndicating fees using a feed provider.

  1. Navigate to our Integrations page to validate that your feed vendor is supported by Apartments.com.
  2. Locate the Current Partners section and filter by Price Transparency.

  1. Select your feed vendor.

Your syndication instructions appear. Follow the provided steps to syndicate your fees to Apartments.com.

Enter fees manually in Customer Portal

Note: Contact support@apartments.com if you need assistance with providing your fee data.

  1. Navigate to the following Help Center article and follow the steps provided:

How do I add fees and policies to my listing details page?

  1. Provide the following the following fee data:
    1. All required one-time fees
    2. All required monthly fees
    3. All parking, pet, storage, and personal add-on fees

Important: To remain compliant, please ensure all of your required monthly fees are added, and you follow the instructions provided below.

Affirm your advertised rent price is your total monthly price

  1. Navigate to Apartments.com and log in to your account.
  2. Select the Properties tab under the Properties Dashboard.

The Properties page appears.

  1. Select the property where you want to enable Total Monthly Price.
  2. Select the Fees & Policies tab.

The Fees & Policies page appears.

Note: If the following pop-up appears, contact your fees feed provider for assistance:

  1. Navigate to the Service fees table and enable the Listed rent price is the total monthly price toggle.

A pop-up appears.

  1. Select Proceed.

  1. Select Save Changes at the bottom of the page.

After saving your changes, the following badge is added to your listing:

Set Your Standard Lease Term for Advertised Rent

  1. Select the Properties tab under the Properties Dashboard.

The Properties page appears.

  1. Select the property where you want to set your Standard Lease Term for Advertised Rent.
  2. Select the Property tab.

The Property page appears.

  1. Locate the Standard Lease Term for Advertised Rent dropdown and select the default lease term associated with your advertised rent.

Important: Your rent prices must reflect the lease term selected in this dropdown.

  1. Select Save Changes at the bottom of the page.

Your Standard Lease Term for Advertised Rent is set, and your listing is updated to reflect your selection.
