How do I provide my fee data and ensure price transparency?

1. Provide your fee data

Syndicate fees using a feed

Important: Syndicating fees through a feed will overwrite all manually entered fees.

  1. Navigate to our syndicate fees support page and select the article associated with your fees feed vendor.
  2. Follow the provided steps and ensure the following fee data is syndicated to Apartments.com:
    1. All required one-time fees
    2. All required monthly fees
    3. All parking, pet, storage, and personal add-on fees

Note: Contact feeds@apartments.com if you need assistance with syndicating fees using a feed provider.

Not using a feed vendor?

  1. Navigate to the following Help Center article and follow the steps provided to manually enter your fees: How do I add fees and policies to my listing in Customer Portal?
  2. Follow the provided steps and ensure the following fee data is added to your listing:
    1. All required one-time fees
    2. All required monthly fees
    3. All parking, pet, storage, and personal add-on fees

Note: Contact support@apartments.com if you have any questions or need guidance with providing your fee data manually.


2. Confirm if your advertised rent price includes required monthly fees

Important: If your required monthly fees are included in your advertised rent price, follow the instructions below.

If your required monthly fees are not included in your advertised rent price, skip to the next section.

  1. Navigate to Apartments.com and log in to your account.
  2. Select the Properties tab under the Properties Dashboard.

The Properties page appears.

  1. Select the property where you want to confirm that the advertised rent includes required monthly fees.
  2. Select the Fees & Policies tab.

The Fees & Policies page appears.

  1. Locate the Fee Settings section at the top of the Fees & Policies page and enable the Advertised Rent Price... toggle.

A pop-up appears.

  1. Select Proceed.

After selecting Proceed, the toggle is activated.

Advertising Total Monthly Price is required in the following states:

  • Minnesota - effective Sep 2025
  • Massachusetts - effective Sep 2nd, 2025
  • Connecticut - effective Oct 1st, 2025
  • Nevada - effective Oct 1st, 2025
  • Colorado - effective Jan 1st, 2026

Total Monthly Price is defined as base rent + all required monthly fees.

If your listing is located in one of these states, enabling the Advertised Rent Price... toggle above adds the following badge to your listing:

Displaying this badge ensures that your listings are compliant with emerging price transparency laws in these states.


3. Enable the Cost Calculator

Important: The Cost Calculator is enabled automatically if you provide your fees through a feed.

The Cost Calculator gives renters the ability to estimate their one-time fees, required monthly fees, and all parking, pet, storage, and personal add-on fees. Follow the steps below to enable the calculator on your listing.

  1. Navigate to Apartments.com and log in to your account.
  2. Select the Properties tab under the Properties Dashboard.

The Properties page appears.

  1. Select the property where you want to enable the Cost Calculator.
  2. Select the Fees & Policies tab.

The Fees & Policies page appears.

  1. Locate and enable the Cost Calculator toggle.

The Cost Calculator is enabled on your listing.


4. Set your Standard Lease Term for Advertised Rent

Important: Displaying your Standard Lease Term is a legal requirement in the state of Massachusetts.

  1. Select the Properties tab under the Properties Dashboard.

The Properties page appears.

  1. Select the property where you want to set your Standard Lease Term for Advertised Rent.
  2. Select the Property tab.

The Property page appears.

  1. Locate the Standard Lease Term for Advertised Rent dropdown and select the default lease term associated with your advertised rent.

Important: Your rent prices must reflect the lease term selected in this dropdown.

  1. Select Save Changes at the bottom of the page.

Your Standard Lease Term for Advertised Rent is set, and your listing is updated to reflect your selection.
