How do I provide my fee data and ensure price transparency?

1. Provide your fee data
Syndicate fees using a feed
Important: Syndicating fees through a feed will overwrite all manually entered fees.
- Navigate to our syndicate fees support page and select the article associated with your fees feed vendor.
- Follow the provided steps and ensure the following fee data is syndicated to Apartments.com:
- All required one-time fees
- All required monthly fees
- All parking, pet, storage, and personal add-on fees
Note: Contact feeds@apartments.com if you need assistance with syndicating fees using a feed provider.
After enabling a feed, the following occurs on Apartments.com:
- The Apartments.com Cost Calculator is enabled automatically.

- One-Time Fees are locked on your Fees & Policies page.

Not using a feed vendor?
- Navigate to the following Help Center article and follow the steps provided to manually enter your fees: How do I manually add fees and policies to my listing in Customer Portal?
- Follow the provided steps and ensure the following fee data is added to your listing:
- All required one-time fees
- All required monthly fees
- All parking, pet, storage, and personal add-on fees
Note: Contact support@apartments.com if you have any questions or need guidance with providing your fee data manually.
2. Confirm if rent is inclusive of all required monthly fees
Advertising that your rent includes all required monthly fees is mandatory in the following states:
- Minnesota
- Massachusetts
- Connecticut
- Nevada
- Virginia
- Colorado
Important: If your required monthly charges are included in your advertised rent price, follow the instructions below.
If your required monthly charges are not included in your advertised rent price, skip to the next section.
- Navigate to Apartments.com and log in to your account.
- Select the Properties tab under the Properties Dashboard.

The Properties page appears.
- Select the property where you want to confirm that the advertised rent includes all monthly charges.
- Select the Fees & Policies tab.

The Fees & Policies page appears.
- Locate the Fee & Pricing Settings section at the top of the Fees & Policies page and enable the Rent is inclusive of all required monthly fees toggle.

Important: Enable this toggle only if all of your monthly required fees have been incorporated into the rent amount you provided.
A pop-up appears.
- Select Confirm.

After selecting Confirm, the toggle is activated.

A Total Monthly Price badge appears at the top right of the Fees & Policies page:

3. Opt in to display Total Monthly Price
Important: If your property is not located in one of the fee disclosure states listed above, you can still opt in to display Total Monthly Price. Follow the steps below for more information.
Prerequisites
- Add at least one required monthly fee. For more information on adding fees manually, refer to our article: How do I manually add fees and policies to my listing in Customer Portal?
After adding at least one required monthly fee, the following toggle appears in the Fees & Pricing Settings:

Note: This toggle will remain on you screen as you scroll.

Opting in
- Select and enable the Opt in to display toggle or select the Opt In button.
A pop-up appears.
- Select Confirm.

After selecting Confirm, the toggle is activated.

A Total Monthly Price badge appears at the top right of the Fees & Policies page:

4. Set your Standard Lease Term for Advertised Rent
Important: Displaying your Standard Lease Term is a legal requirement in the state of Massachusetts.
- Select the Properties tab under the Properties Dashboard.

The Properties page appears.
- Select the property where you want to set your Standard Lease Term for Advertised Rent.
- Select the Property tab.

The Property page appears.
- Locate the Standard Lease Term for Advertised Rent dropdown and select the default lease term associated with your advertised rent.

Important: Your rent prices must reflect the lease term selected in this dropdown.
- Select Save Changes at the bottom of the page.

Your Standard Lease Term for Advertised Rent is set, and your listing is updated to reflect your selection.
