How do I request a Form 1099-K correction?
What is a Form 1099-K?
A 1099-K is simply an informational return form that summarizes the activity of your account and assists you with reporting your taxes. It is provided to you, the IRS, and some US states.

Attributing amounts to a different Account Owner
While looking over your 1099-K, you may notice that your amounts may be attributed to a different Account Owner. Refer to the steps below to update your Account Owner information.
- Update your Account Owner information. For more information about updating your information, refer to our article: How do I edit my Account Owner information?
- Contact support@apartments.com after updating your information.
Important: In your support email, make sure to provide the following:
- The tax year to which the form is applicable.
- The box identifying number on the form, if labeled (e.g. box 3).
- The account owner you want the amounts attributed to.
After we receive your correction request, you will receive an email asking for more information or a notification that your corrected form is available to download.
Addressing unexpected dollar amounts
While looking over your 1099-K, you may notice that some amounts may differ from what you expected. Most of the time, this is entirely normal.
The volume we’re obligated to report is not necessarily all taxable income. Due to this obligation, we report security deposits on your Form 1099-K. We recommend consulting a tax advisor to calculate your rental tax liability and file appropriately, as we cannot give tax advice.
Note: If you would like to take a closer look at your transaction history:
- Navigate to the Reports page in Rental Tools.
- Select View Report in the Transactions section under Financial Reports.
- Select the units and date range you want a transaction history for and then select Download Data at the bottom of the page.
Your report generates and downloads to your device.
